If you chose Per Listing as your model, agents pay each time they list a property. No packages, no subscriptions, just a payment per property.
Setting it up
Go to Theme Options, then Membership.
Set Enable Paid Submission to Per Listing.
Three fields now appear that were hidden before.
Currency. The currency you charge in. It has to match the currency on the plugin’s Currency tab.
Submission Price. What an agent pays to list one property. Houzez describes it simply: the price to list a property.
Tax Percentage for Per Listing. As digits only, so 21 means 21 percent, not 0.21.
Save.
Two more fields you will also see
Featured Price and Tax Percentage for Featured Listing appear too.
These let an agent pay extra to promote a listing after they have paid to publish it. You can leave them at zero if you do not want to offer that, but most sites do, because it is easy money from people who are already paying.
What the agent experiences
They fill in their property, they reach the end of the form, and they pay. The listing goes live once the payment succeeds.
If they want it featured as well, that is a second choice and a second amount.
When this model makes sense
A portal with casual sellers. Someone selling one house does not want a monthly subscription. They want to pay once and be done.
A site with occasional listers. Charging a subscription to someone who lists twice a year is a good way to have no customers.
A site that is just starting. Per Listing asks nothing of people up front, which lowers the barrier considerably.
When it does not
If your agents list constantly, per-listing pricing punishes your best customers, which is a strange thing to do. At some point they will ask you for a package, and you should give them one.
Nothing stops you offering both models over time. But Enable Paid Submission is a single setting, so you have to pick one at a time.
No subscriptions here
Per Listing is, by its nature, one-time. Each payment is a payment for one property.
If you want recurring income, you want Membership.
