How selling on Houzez works

Before you build a single package, you have to tell Houzez what kind of business you run. This is one setting, and everything else follows from it.

The master switch

Go to Theme Options, then Membership.

The first setting is Enable Paid Submission. Out of the box it is set to No, which means your website charges nobody for anything.

You have four choices.

No

Everything is free. Agents list properties at no cost, and no checkout appears anywhere.

This is the default, and it is why a fresh Houzez site shows no payment options at all, however perfectly you have configured Mollie.

Free (Pay For Featured)

Listing a property is free. Agents only pay when they want to make a listing featured, so it appears at the top of the results and gets a badge.

This is a gentle way to start charging. Nobody is put off by a paywall, and the agents who want visibility pay for it.

Per Listing

Agents pay each time they list a property, and optionally pay again to feature it.

Simple, transparent, and it scales naturally with how much someone actually uses your site. Good for a portal with occasional or casual sellers.

Membership

Agents buy a package. The package gives them a number of listings, a number of featured listings, and a number of images per listing.

This is what most agency sites choose, and it is the only model that gives you recurring income, because a package can renew automatically.

It is also the model the rest of this category assumes.

Which should you pick?

If you run an agency site and want predictable monthly income, choose Membership. Sell packages that renew, and your income becomes something you can plan around.

If you run a portal where people list occasionally, choose Per Listing. Charging a casual seller a monthly subscription makes no sense to them.

If you are just starting and want to build an audience first, choose Free (Pay For Featured). Get the listings in, then start earning from visibility.

You can change your mind later. It is one setting.

After you choose

Fields appear and disappear depending on what you picked, which is Houzez being helpful rather than broken.

Currency appears for every paid model.

Submission Price and Tax Percentage for Per Listing appear only if you chose Per Listing.

Featured Price and Tax Percentage for Featured Listing appear for every paid model, including Membership. So even on a membership site you can charge extra for featuring.

If a field you expected is not there, look at your Enable Paid Submission setting first. It is almost certainly hiding the field on purpose.

Two settings to leave alone

While you are on this screen, you will see Enable Recurring Payments and Auto Recurring Payments.

Leave both off.

Houzez’s own help text says they are for PayPal and Stripe, and it is right. They do nothing for Mollie. Our plugin handles recurring payments entirely through the Mollie Settings block on each package, which you will meet shortly.

Switching them on will not help, and it may confuse you later when you are trying to work out why something behaves oddly.
