The easiest money on the site, because you are selling to people who have already decided to pay you.
What featured means
A featured listing appears at the top of search results, usually with a badge or a highlight. It gets seen more, so it sells faster.
Agents understand this instantly, which is why they buy it.
Two ways to sell it
As part of a package. In the package editor, How many Featured listings are included? gives the agent a number of featured slots with their package. A Starter package with none and a Professional package with five is a well-worn and effective upsell.
As a paid extra. Under Theme Options, then Membership, the Featured Price field sets what an agent pays to feature a single listing.
You can do both. An agent who has used up their five included slots can pay for a sixth.
Setting the price
Go to Theme Options, then Membership.
Featured Price. What an agent pays to feature one property.
Tax Percentage for Featured Listing. As digits only, so 21 for 21 percent.
Both of these appear in every paid model, including Membership, so you never have to choose between packages and featured upgrades.
How long it lasts
Also in Theme Options, then Membership: Featured Listings – Expiring Days.
This is how many days a listing stays featured after it has been paid for.
Set it thoughtfully. Too short and your agents feel cheated. Too long and you have a permanently crowded top of the page, which devalues the whole thing for everyone including you.
Thirty days is a reasonable place to start.
Why this works so well
The agent has already paid you. They already trust the site. Their listing is already live. And now they can see, quite reasonably, that being at the top would help them sell.
There is no new decision to make, only a small one. That is the easiest kind of sale there is.
